Standard Rental Criteria in Texas
Understanding what landlords typically require helps renters prepare and helps landlords set clear, consistent standards.
Income Requirement
Gross monthly income must typically be at least 3× the monthly rent. A $1,500/month home requires $4,500+ in gross monthly income. This is the most common qualifying threshold across Texas.
Security Deposit
Security deposits typically equal one month's rent, but some landlords may charge more, like two months' rent, for applicants with a low credit score or limited or no rental history. Deposits are refundable, minus documented deductions for damages.
Credit Check
Most landlords require a credit check for all adult applicants. A minimum score of 600–650 is typical, though requirements vary by property. Poor credit may be offset by a co-signer or additional deposit.
Rental History
Positive rental history is required: no evictions, no lease terminations for cause, and favorable references from previous landlords. Even one eviction on record can disqualify an applicant at many properties.
Background Check
A criminal background check is standard for all adult applicants (18+). Specific policies vary by landlord. Applicants are encouraged to review their own record before applying.
Pet Policy
Pet-friendly properties may charge a non-refundable pet fee ($200–$500) and/or monthly pet rent ($25–$75/month). Breed and weight restrictions are common. Always confirm the pet policy before applying.
